				<content:encoded><![CDATA[<p>A confluence of trends in higher education are making student housing a potentially lucrative environment to park your real estate investment. While it&#8217;s potentially lucrative, it has its own unique mix of circumstances and setbacks, and you should be aware of them, and take measured steps into this market before sinking a lot of funds into it.</p>
<p>First, the positives: Across the country, university enrollments are increasing, and increasing fast. The children of the baby boomers, the so-called &#8220;echo boomer&#8221; or &#8220;millennial&#8221; generation. This is a generation that already represents one third of the US population, and spends over 170 billion per year of their own and their parent&#8217;s money, and they&#8217;re just cresting on their way through the demographic surge going to college. In general, an echo boomer is a child born between 1982 and 1996; we&#8217;re seeing the first wave of them head through school now.</p>
<p>While enrollments are up, a lot of state colleges are dealing with tighter budgets, and a greater demand in their facilities and spaces. With the growing demand for on campus facilities for activities and teaching spaces, they&#8217;re knocking down the old dormitories, while enrollments are rising. For schools without enrollment caps, the campuses are waiting for the private sector to pick up the housing slack, and it&#8217;s happening pretty quickly.</p>
<p>&gt;From the perspective of a real estate investor, there&#8217;s a lot to commend this as an investment opportunity, even on the small scale, just buying a condominium for your college age student to sell when they graduate. First, housing demand in college towns is inflexible. It doesn&#8217;t wax and wane with the job market, local industries, or nearly anything else. Second, it&#8217;s a market where rent increases are expected nearly annually, so you can keep a solid cash flow going. Third, with a bit of scouting around, you can find the markets that give a near constant occupancy rate. That scouting is called searching out the &#8220;bed to student&#8221; ratio. By looking at the materials published by the university and its registrar&#8217;s office, you can determine the number of dorm room beds the university has, and the number of enrolled undergraduate students. Find out how what percentage of students have beds waiting for them on campus &#8211; if the percentage is 40% or lower, you&#8217;ve got a market that&#8217;s got solid demand campus student housing. Some campuses, this percentage can get into single digits.</p>
<p>Now, just because there&#8217;s a solid demand doesn&#8217;t mean it&#8217;s a prime investment opportunity. Look at campuses that are actively increasing their enrollment, like the ones in the southwest and southeast; a lot of students are going to school in the Sun Belt because of the climate. Second, while you may have a paper assessment of the demand for housing at a school, if that demand has already been met, then buying more rental property in a crowded space isn&#8217;t terribly wise; take some time to do some scouting around. Even more so, take the time to park your car on campus and do some scouting around on foot, and on the local bus system, to figure out where the places students hang out are, and where conveniently located housing &#8220;should be&#8221;. This will give you a good feel for what to look for in the local market.</p>
<p>Students want something within walking distance of campus. Other features that are considered essential are a place to park their car; covered parking is prized, especially on campuses in the Midwest and Northeast. Being able to get Internet access is important; talk to the local telco or cable provider to make sure that this can be added in.</p>
<p>Because this market is so specialized, bring in a professional to examine it with you. Start small, with a couple of condominiums, before trying to convert an old home into flats, or demolishing an older home to build an apartment building. If you&#8217;re buying a property in another state, by all means hire a local management firm that has experience with renting to students at the campus you&#8217;re supporting. If you&#8217;re buying an existing rental property, examine all the tax records, and hire someone to go through the facility with a camera taking pictures of everything &#8211; this will give you a good visual record of the state of the carpets, walls, paint jobs, etc.</p>
<p>Finally, send a survey, after each semester, to your residents, and find out what they&#8217;d like improved in the building. Student housing is competitive enough that being a &#8220;passive landlord&#8221; won&#8217;t cut it at all.</p>

Depending upon the university, you may be able to select grilled fish or a stir-fry cooked to order. Some feature kiosks serving fast food like pizza, burgers and cappuccino with pastry. Even in smaller dining halls, you will usually find a choice of meals.</p>
<p>Many students choose to keep some food in their dorm room, for snacks. This can also be convenient for an occasional meal if you don&#8217;t want to stop studying to make a trip to the dining hall. Just don&#8217;t make a practice of eating late-night peanut butter sandwiches or pizzas in your dorm room. Weight gain is so common among first-year college students that it&#8217;s earned the title of the &#8220;Freshman Fifteen&#8221; &#8211; the extra 15 lbs. the average student gains during the first semester of college. Ignore the dining hall freezers full of ice cream most of the time, and concentrate on healthier foods.</p>
<p>It&#8217;s important to keep up healthy habits while you&#8217;re at school. Most universities have a health club or gym where students can swim, run on an indoor track, or lift weights. They usually also have treadmills and exercise bikes, as well as elliptical trainers. Of course, just walking or biking around a large campus will probably give you plenty of exercise. Many universities don&#8217;t allow freshmen to have cars. Some have limited parking, and don&#8217;t allow any students to have cars on campus.</p>
<p>Bring clothing for a variety of temperatures. In many parts of the U.S., it&#8217;s very warm during August and September, when most colleges start classes. You can expect cooler temperatures, rain and in some locations snow, before the semester ends. It&#8217;s better not to bring too many clothes, but this does require a commitment to doing your laundry every week.</p>
<p>Most students dress very casually for class, wearing jeans, sneakers and tee shirts or sweatshirts. One dressy outfit should be enough. Instead of spending a lot of money on clothes before you arrive, wait until you see what everyone else is wearing on campus.</p>
<p>You can always supplement your wardrobe with clothes purchased inexpensively near school, but avoid the overpriced tee shirts and sweatshirts in the bookstore, most of the time. It&#8217;s fun to have one with your school name on it, but silly to repeatedly spend $40 on sweatshirts just because you don&#8217;t want to do a load of laundry. You can buy a similar quality shirt at Target or Wal-mart for $10 or less. If making regular laundry visits is a problem, bring or buy a few more clothes and lots more socks and underwear. It&#8217;s also convenient to have two sets of sheets for your bed.</p>
<p>Many American parents joke that they only see their college-aged children when all the student&#8217;s clothes are dirty. The kids return home with bags crammed with dirty laundry, for Mom to wash. If you live in Saudi Arabia, Qatar or Morocco, having Mom do your laundry can get really expensive! There are coin-operated washer and dryers in or near your dorm, so you can wash your own clothes. Most universities today offer a combination I.D. and debit card, so there&#8217;s no need for students to carry cash. This single card works everywhere on campus, from soft drink machines to the campus bookstore.</p>

Perhaps you are looking for rental properties which are available in many places in Louisiana including the downtown areas or areas around colleges and universities. You may also consider starting or relocating a business and may want to settle in the area. Regardless, Louisiana has a lot to offer.</p>
<p>The agent should listen to your wishes and choose a list of properties that fits your needs. If you are unclear about an agent, then you should ask around to a friend or relative to see if they have used an agent in the area. You should consider using agents in the Louisiana area who know a lot about the state and can guide you in the right direction in terms of property.</p>

Best yet is the fact that you can do this research in minutes from the comfort of your own home. With that said, you might be a bit nervous as well. While caution is advised, you can avoid falling victim to these scams by following a few easy steps.</p>
<p>First, it is important to touch on a few of the rental scams you find online. The most common is an individual who claims to have an apartment or house for rent, but they do not. These frauds will steal pictures and listing information from other rentals posted online or from legitimate real estate sites. The claim the apartment is theirs to rent, but it is not. You pay them the money, often via cash or a wire transfer. Unfortunately, often it isn&#8217;t until the new tenants go to move in that they realize they fell victim to a scam that is growing in frequency.</p>
<p>Now that you are familiar with the most common type of rental scam, here are some apartment hunting tips that will reduce your likelihood of becoming a victim.</p>
<p>Make contact via phone, not email. Yes, it is easy to contact landlords via email, but this is how many scammers operate. A local landlord will use a local phone number. A long-distance phone number from another state or a &#8220;sorry I only respond to emails&#8221; is a possible warning sign that should not be over looked.</p>
<p>But wait! What about large corporations that own big apartment complexes. These corporations are in the business of buying, owning, and renting units sometimes in multiple states. Even still, the phone number should be a local one as this company likely has local staff members, such as a property manager, maintenance supervisor, and so forth.</p>
<p>Schedule a showing to see the apartment for rent with your own eyes. Even if 20 pictures are posted online, never believe anything unless you see it for yourself. Most important, you must be granted access to the inside of the apartment as well. Some scammers are smart and they will claim that they are unable to meet with you to tour the house or apartment for rent, but that you are more than welcome to drive by and get a view from the outside; this is another red flag warning sign.</p>
<p>Once you have seen the apartment for yourself, it is time to do a little bit of research on the landlord or company that owns the property. Never agree to a lease without getting the landlord, property manager, or company&#8217;s full name, phone number, mailing address, and email address. You will need this information anyways in the event of an emergency, but also perform a standard internet search to look for other warnings online from scam victims. First do a search with the property owner&#8217;s name, then their email address, then their mailing address, and then their phone number. It addition to any scam warnings, be on the lookout for conflicting information.</p>
